🙄 It is not “extremism” to demand that people can afford an apartment in their own city. It is an extreme situation in which young people leave and apartments are empty and inaccessible. HDZ was obviously scared because they reacted to our press conference in Split on the housing crisis where we only presented the facts. They reacted immediately!
And what are the facts that we presented together with @mozemosplit? Split and Zadar occupy the first and second place in the EU in terms of the number of short-term rental apartments in relation to the number of inhabitants. In short, the alarm is ringing in these cities.
In addition, in Split is:
➡️ almost 10% fewer inhabitants in the last 10 years
➡️ 17,000 empty apartments
➡️ 24,000 apartments in short-term tourism.
This means one thing: apartments exist, but they are not available to people who want to live in these cities.
That is why it is wrong to claim, as the HDZ does, that the housing crisis will be solved only by building or speeding up permits. This does not solve the problem, and can make it worse. The housing crisis is the result of the massive expansion of short-term rental, a large number of empty apartments and the financialization of housing, where an apartment becomes a commodity for profit, not a right to live.
It is solved:
👉🏻 By activating empty apartments through the tax policy,
👉🏻 By increasing the city's housing stock,
👉🏻 Better regulation of short-term rental,
👉🏻 By building apartments through cooperative models where the city gives land to young families, and banks offer low interest rates with a stable long-term yield.
